When putting your home up for sale you want to do everything you can to bring about a fast sale. Because the process is inherently stress packed. Which is why it’s often referred to as life in a fish bowl. Putting you and your home on display at a moments notice. Which frankly few find to be fun.
One way to keep time spent in that state of stress to a minimum is with a serious home makeover. Not only that, it’s a great way to create a wow would be buyers. You see, you want to lure them in and visually persuade them this is the best house for them. That process all starts with curb appeal and is reinforced with the presentation of you home as a low maintenance alternative. That has move in ready written all over it.
Yet don’t see dollar signs at the mere mention of the word “makeover”. We’re talking cosmetics here. Where even a thousand dollars can work wonders. Not miracles but wonders none the less. Giving you a house that easily stands out from others being marketed by the less well informed competition.
That’s correct. A mere handful of dollars targeted where it will do the most good along with a willingness to get things Q-tip clean is possible and is what you’re aiming for. In other words you want to leave your home cleaner than you could ever imagine it being. All to amp up a buyer’s latent desire to move in.
The areas to focus on should be obvious. They include the front door entrance combined with tending to any issues in the two most important rooms: the kitchen and any bathrooms.
Plus you want to eliminate anything that might generate an “Oh Yuck” response on sight. Any flaw fitting that description has to be fixed, resolved or replaced. Be it an oil stain on the drive that rivals the Exxon Valdez oil spill. Or a set in Kool-aid stain sitting in the middle of the living room carpet.
So when you approach the front entrance what do you see? A gleaming mail box? Freshly painted door? Appealing flowers and other plantings? Or it is faded, aged, overgrown and over run?
Considering your bathroom next, what kind of statement does the vanity make? Especially the side facing the commode? What else is there about the bath that could be a potential deal killer? Whatever it is, cover, replace or fix it right away.
How do the kitchen appliances look? No I mean really. If any are the least bit iffy think hard about a replacement. You can get name brands at local appliance outlet stores for less than you’d imagine. And even one new appliance can make your kitchen stand out and be remembered.
Overall you want to de-clutter and deep clean well before the For Sale sign hits your front yard. Using a brand new house as your bench mark. Because your house may well be compared to one and needs to measure up.
Anyone looking to speed up the sale would be wise to heed any of this advice. Because nothing impresses like a clean, spotless, freshly painted house. You’re telegraphing it’s been well maintained and is in move in ready condition. Which is the best way to sweep buyers off their feet. And the more of those you so sweep the sooner you’ll find yourself in the former owner category.
